The trends I am seeing in the last two months are pretty normal for this time of year for single-family homes in the county. The NUMBER OF NEW LISTINGS showed an increase from the 349 reported in January. There was a slight decrease in the AVERAGE SALES PRICE from $756,108 in January to $748,351 in February, accompanied by an increase in DAYS ON MARKET from 49 to 59.
During the winter season, housing inventory normally drops because many homeowners are focusing on kids finishing school activities before winter break, holiday parties, gifts, and upcoming holiday travel or hosting. Things will start to pick up after the holidays, but many wait for the spring flowers to bloom and their gardens to come alive to increase curb appeal .
In my opinion, winter is an ideal time to list a home because there are fewer houses on the market and less competition for sellers. Clients are still purchasing homes and are taking advantage of the dip in interest rates.
